Management fees

Part of your service charge covers the management of your building or development. 

Management fees are part of your service charge, and pay for:

  • Opening and administering bank accounts
  • Preparing service charges and related information 
  • Collecting service charge payments and arrears
  • Accounting fees relating to service charges
  • Providing information to auditors
  • Liaison with residents’ associations
  • Organising and paying for buildings insurance
  • Inspecting the property to check its condition and deal with those repairs that we are responsible for
  • Visiting the site to supervise scheme managers
  • Preparing specifications, obtaining tenders and supervising minor works
  • Managing the maintenance of lists, alarms, draining systems, etc
  • Managing contracts for communal gardening and cleaning
  • Helping residents with routine enquiries.

Fees may also cover other services – the list above is an example of what is typically included. 

The amount you pay will depend on the type of property you live in, and the services it requires. We group properties into four bands: 

  • Band A: flats with a full service
  • Band B: houses with a full service
  • Band C: houses with insurance only
  • Band D: properties with an external management company or long-term maintenance fund only
