NCHA will take out buildings’ insurance for leaseholders.

If you own the freehold of your property, it is your responsibility to take out a buildings’ insurance policy.

Buildings insurance

NCHA is responsible for arranging buildings insurance for your home if you are a shared owner, live in a block of flats, or there is a mandatory ‘buy back’ clause in your lease. This cost is paid for through your service charge. 

Each year, we will provide you with a summary of the insurance policy. If you need to make a claim, you should contact the insurer directly. 

The current excess is £100, or £250 for a claim related to a storm or flood. Claims for subsidence have a £1,000 excess. 

Contents insurance

You are responsible for taking out contents insurance to cover your belongings. We suggest that you choose tenants’ contents insurance, since this will also cover you for accidental damage. 

NCHA is a member of the National Housing Federation. They work with Thistle Tenant Risks and Ageas Insurance, who provide an insurance scheme designed for tenants, as well as residents living in social and affordable housing.
